Follows these step-by-step procedures.
1. Program Orientation
We will establish contact, outline service program, obtain preliminary property
information and leasing preferences, and send you a service program package.
2. Market Analysis
Your home will be inspected and inventoried to confirm conditions and
"market-readiness". We will also discuss with you which items will remain in the
home and any special service requirements which may be necessary while you are away.
3. Rental Analysis
A professional Rental Analysis will be performed to ascertain
the highest possible rental value for the home.
4. Marketing Strategy
Using the Rental Analysis as a reference point, Attaché-National Capital Management will
develop marketing strategies for the home and review these marketing strategies with you
prior to implementation.
5. Tenant Evaluation
Tenants will be thoroughly screened as to: financial and employment stability, and their
responsible behavior at previous residences.
6. Lease Negotiation
Attaché-National Capital Management will negotiate, prepare, and execute all lease
documents on your behalf.
7. Tenant Move-In Inspection
A "Condition of Premises" inventory will be appended to the lease, verifying
individual condition of each room and it's contents at the time the tenant, moves in.
8. Rental Collection
Attaché-National Capital Management will collect rents from tenants and will maintain
appropriate records.
9. Repair Management
Routine and/or special repairs will be performed under Attaché-National Capital Management
Supervision, following at least two bids from qualified trades. Dollar limits will also be
used for authorizing necessary "special" repairs.
10. Account Status & Property Condition Reports
Monthly Income / Account summaries and regular Property Condition Reports will be provided to you. Funds are
transferred
electronically to your Bank Account on a
regular basis.

Tenant
Move-out Inspection
Upon your return, a complete Move-out Inspection will be performed with the tenant present
to confirm the condition of the home.
12. Return Counseling
Where needed Attaché-National Capital Management will negotiate compensation to your home
which are beyond "ordinary wear and tear". Attaché-National Capital Management will also
assist you with any other needs that may arise upon returning to the home.
